Madeira among the most dynamic real estate markets in the country

Madeira continues to assert itself as one of the most dynamic real estate markets in Portugal. According to an analysis by idealista for the second quarter of the year, the Autonomous Region leads, together with the district of Porto, the ranking of the fastest housing sales, with 15% of the properties advertised being sold in less than seven days.

The data show a market marked by strong demand, where well-positioned and correctly valued housing remains available for a short time.

Funchal among the cities with the fastest sales

In the analysis of district capitals and autonomous regions, Funchal occupies the fourth position among the cities where properties are sold faster. About 9% of the houses advertised were removed from the market in less than a week, only behind Aveiro, Coimbra and Porto (11%) and Braga (10%).

The Madeiran capital has a better performance than cities such as Beja, Faro, Leiria and Viana do Castelo, where 8% of properties were sold in the same period.

One in ten properties is sold in less than a week

At the national level, the study reveals that about 10% of houses put up for sale in Portugal during the second quarter found a buyer in less than seven days.

As for the rest of the market:

  • 18% of the properties were sold between a week and a month;
  • 31% took between one and three months;
  • 35% remained in the market between three months and a year;
  • Only 6% remained advertised for more than a year.

Madeira also leads in the analysis by districts and islands

In the comparison between districts and islands, Madeira and Porto share the lead again, both with 15% of sales completed in less than seven days.

The following are as follows:

  • Aveiro (12%);
  • Coimbra (11%);
  • Braga, Santarém and Viseu (10%);
  • Portalegre and Viana do Castelo (9%);
  • Beja (8%);
  • Bragança, Leiria, Lisbon and Setúbal (7%);
  • Castelo Branco, Évora, São Miguel Island and Vila Real (6%);
  • Faro (5%).

Guarda has the lowest percentage of quick sales, with only 3%.

Markets with longer absorption time

The study also shows that a significant part of the transactions is completed between one and three months after the property is placed on the market, with emphasis on Bragança (38%), Setúbal (36%) and Aveiro and Santarém (35%).

Between three months and one year, the highest average sales times are on the island of São Miguel (51%), Vila Real (48%), Guarda (44%), Évora (41%) and Castelo Branco (40%), reflecting markets where the absorption of supply happens more gradually.

The results reinforce Madeira's position as one of the most competitive real estate markets in the country, where demand remains high and properties tend to find buyers in a short period of time, especially when they have an attractive location and a price adjusted to the market.
