Madeira's real estate market once again recorded a positive evolution in July, confirming the upward trend in housing prices in the region. According to the most recent data from the Idealista portal, the median sale value reached 3,788 euros per square meter, which represents an increase of 10.3% compared to July of the previous year. Compared to the previous quarter, the appreciation was 2.2%.
Among the Madeiran municipalities, São Vicente showed the highest annual appreciation, with an increase of 60.6%. Also noteworthy:
Machico: 28.9%
Câmara de Lobos: 26.4%
Calheta: 20.8%
Santana: 14.9%
Santa Cruz: 10.3%
Funchal: 8.2%
Ribeira Brava: 7.2%
Ponta do Sol: 3.1%
In Porto Santo, the annual appreciation was 10.8%.
Despite the increases seen in practically the entire region, Calheta continues to occupy the first place among the most expensive municipalities to buy housing, with a median price of €4,468/m².

In the national panorama, the average sale price of housing reached a new all-time high, standing at 3,210 euros per square meter, which corresponds to an annual increase of 8%.
Among the Portuguese regions, the Centre recorded the highest annual growth (15.1%), followed by Alentejo (14.7%), the Azores (11%) and Madeira (10.3%). The Lisbon Metropolitan Area showed the most moderate evolution, with an increase of 5.6%.
In terms of prices, Lisbon remains the most expensive region to buy a house (4,463 €/m²), followed by the Algarve (4,165 €/m²) and the Autonomous Region of Madeira (3,788 €/m²).
The data show that the Madeiran real estate market remains dynamic and with consistent demand. The appreciation recorded in several municipalities shows that interest in the region remains high, both by national and international buyers, making Madeira one of the most attractive regions to live and invest in Portugal.
